Southland Equities is
always looking for investment opportunities in commercial real estate primarily from
$250,000 to $6,000,000.
We are active in the major markets of the Western U.S., especially
Southern California, Phoenix, Houston, Austin and Las Vegas.
We are not syndicators, We are buying for our own portfolio - we
purchase as a principal, protect brokers, can pay cash and close quickly.
We will purchase in any major market in the country, but we prefer Southern
California. We are not a retail buyer. What we look for is:

UPSIDE
in rents; we look for situations where the long term lease is
· BELOW MARKET,
so that the property's value is reduced due to the lease.
We are prepared to "wait out" below market leases.

SINGLE TENANT
buildings are our preference. We
are also active in purchasing:

EMPTY “BIG BOX” or “SMALL BOX” BUILDINGS in prime locations are also of interest to us. Credit
is not important. We are
looking at the intrinsic value of the real estate.
